Hi Eros, please tell us about the Residenze Isole di Toscana project.
The construction project is by Residenze Baia Scarlino Srl, a company that is 100% controlled by Baia Scarlino Srl, both are part of the group of companies which make up Marina di Scarlino, the futuristic Marina Resort at the heart of the Tuscan Maremma based on the entrepreneur Leonardo Ferragamo’s vision.

We are building 36 luxury designer homes with a sea view on 10 thousand square meters of private land under the direction of the multi-award-winning architect Alessandra Cipriani who specialises in developments with a unique concept.

The dimensions range from 104 square meters to 160 square meters. The majority of the apartments will be 110 square meters, with 2 bedrooms and 2 bathrooms. Buyers can choose between a large terrace facing the Tuscan Archipelago (for first floor homes) or a lush private garden (for ground floor apartments). Of course, it is also possible to purchase a whole unit thereby joining the two levels. At this stage, customers still have the chance to customize their own dream home. There are also parking spaces and garages available to owners. The development is due to be completed by July 2023.

The quay is a stone’s throw away from the residence. If buyers are also interested in mooring their boat, we are happy to offer preferential terms.

The purchase of a home also has great investment potential. In fact, our Rental Program allows owners to let out and manage their own home directly through the resort, when not in use. How is the Marina trending?
Our Marina is a tourist port which is experiencing huge growth. Our occupancy rate is incredibly high. We have 580 berths from 10 to 36 meters, with up to 4-meter draughts, and a further 380 berths for vessels of up to 10 meters located along the adjacent canal port. Moreover, yachts from 36 meters can moor by the harbour, and ask for our concierge service. Located in a wonderful natural setting, the Marina di Scarlino is one of the safest harbours in Italy. It enjoys ideal weather conditions, with little waves and average wind speed of 9,7 knots. The wind direction is: SE-S-SSW-WNW, of up to 10 knots in times of high pressure. Actually, over the last 5 years, 92% of scheduled sailing events went ahead. The Marina’s record includes important international regattas such as:
- Scarlino Swan One Design (2019-2021)
- The 52 Super Series (2016-2022)
- The ROLEX TP52 World Championship (2017)
- The Melges 20, 24 and 32 World Leagues (17,18,19,20), the Flying Dutchman World Championships (2017-2022) and the Swan Tuscany Challenge (2019-2021).

Another unique selling point is our lateral fingers, which facilitate the mooring and help simplify manoeuvres. The berths are available to rent (for a day and up to a year) or to purchase with the right of “use and enjoyment” up until 2048. Our customers can enjoy: 24/7 port supervision, mooring assistance, sanitary services on land, and all the port services the Marina has to offer.

We also support those who want to find out the value of their berth and, if they so wish, we can assist them with reselling it and handle all the paperwork involved.
